Finding a 55+ community you like can make the next move feel real. It can also create a difficult timing question: Should you sell your current home first, reserve the new home first or try to make both happen together?

There is no single order that works for everyone. A resale home, new-construction home, rental apartment and Life Plan Community residence can each have different availability, deposits and move-in requirements. Your current home's condition, likely selling timeline and role in funding the move also matter.

The safest place to begin is with two timelines, not one. Write down what must happen for the new residence and what must happen for your current home. Then identify which dates are confirmed, which are estimates and which decisions are still flexible.

First, confirm what the 55+ community is offering

Before planning a listing date, ask the community or builder for the latest information in writing. Important questions may include:

Do not rely on an earlier conversation or assume that another resident's arrangement will apply to you. Availability and contract terms can change. Review the actual documents and consider advice from an attorney or financial professional when a decision involves legal or financial commitments.

If you are still comparing housing types, start with my guide to 55+ communities and Life Plan Communities in Central PA.

Next, understand your current home's likely value and preparation needs

You do not need to decide on a listing date before asking a local agent to see the house. An early consultation can help you understand a potential selling range, which preparation may matter and how much time you may need.

This information is especially useful if proceeds from the sale will help fund the next residence. An online estimate cannot see condition, updates, layout or the features buyers may value. A home visit and relevant market research provide a more useful planning range, although no agent can guarantee a final sale price or date.

Ask which repairs or cosmetic projects deserve attention before committing to them. You may be better served by cleaning, editing belongings and addressing a few practical items than by starting a major renovation. My 90-day Central PA home-selling plan shows how to put those tasks in order.

Choose the order based on your risk, not pressure

There are three common approaches. Each has tradeoffs:

Reserve or buy the next home first

This may provide confidence about where you are going and allow the current home to be prepared after you move. It may also mean carrying two homes or committing funds before your sale is complete. Confirm how long you can comfortably do that and what happens if the sale takes longer than expected.

Sell the current home first

This can provide clearer information about available proceeds and remove the cost of maintaining the old home. The challenge is making sure you have somewhere suitable to go. Temporary housing or storage may be needed if the dates do not align.

Coordinate both transactions

This can reduce overlap, but it requires careful communication and some flexibility. Real estate contracts may include home-sale or home-close contingencies that connect one purchase to another transaction. The National Association of REALTORS® offers a general consumer guide to contract contingencies. Specific options and risks depend on the contracts, market and applicable law, so review them with the professionals representing you.

For a broader comparison, read whether to sell first or find the next home first.

Build a cushion between estimated dates

A projected construction completion, community opening or home settlement is not the same as a guaranteed move-in date. Inspections, financing, title work, repairs and construction changes can affect timing. Avoid scheduling movers, utilities or furniture delivery around an estimate that has not been confirmed.

Discuss backup options before you need them. Could the community adjust the move-in date? Could you remain in your home longer if the buyer agrees to a properly documented arrangement? Would short-term housing be acceptable? Do not assume any option is available. Ask early and put agreed terms in writing.

Plan the physical move separately from the sale

Home preparation, downsizing and moving are related, but they do not have to happen all at once. Begin with the floor plan and storage available in the new residence. Decide what will move with you, what family members truly want and what can be sold, donated or removed.

Keep daily necessities, medications, important documents and the items needed during the first week together. If adult children are helping, give each person a defined role, such as gathering records, scheduling movers or helping with one room. Clear responsibilities reduce repeated decisions and last-minute confusion.

Keep one shared list of confirmed next steps

Your list might include the community contact, deposit deadlines, listing preparation, photography, showing arrangements, mover estimates, utility dates and settlement details. Mark each item as confirmed, pending or optional. Update it when information changes instead of relying on memory or separate family text threads.
