If you hope to put your home on the market within the next three months, you may feel as though everything needs to happen at once. Repair the house. Sort the basement. Decide where to move. Find an agent. Choose a price.
I would start by putting those decisions in the right order. Ninety days can be a useful planning window, but it is not a promise that every home will be ready, listed or sold on a particular date. Your home, goals and next-move arrangements should shape the schedule.
The most useful first step is not cleaning every room. Begin with a conversation about potential home value, preparation priorities and where you may go next. That can prevent unnecessary work and help you focus your time and money.
Days 1–15: Understand the home and your timing
Invite a local listing agent to see the property before you begin major projects. During my free home-selling consultation, I listen to your goals, walk through the home with your permission and help identify practical priorities. The house does not need to be spotless, and you do not need to commit to listing.
Talk honestly about what is driving the timing. Is there a community move-in date, a new home to coordinate, a family event or simply a desire to move before winter? If an adult child or another trusted person will help, decide how they should be included.
This is also the time to begin discussing potential value. A thoughtful pricing conversation considers the home's size, location, features and condition along with relevant comparable properties. The National Association of REALTORS® explains those factors in its consumer guide to home pricing.
Days 15–30: Choose preparation priorities
After the walk-through and initial research, sort possible work into three groups:
- Important to investigate: condition concerns or unfinished repairs that may affect the selling plan
- Helpful for presentation: cleaning, editing furniture, simple touch-ups and exterior tidying
- Projects to pause: updates that may cost more time, money or energy than they add to the plan
Do not assume that an older kitchen requires renovation or that every room needs fresh paint. Ask what is likely to matter to buyers for your type of home. If you are considering a significant repair, gather enough information to understand the options before deciding.
NAR's preparing-to-sell guide notes that cosmetic updates are not required and recommends discussing repairs and presentation with your agent. My article on whether to update before downsizing can also help you think through the tradeoffs.

Days 30–60: Work through belongings in layers
You do not need to empty the entire house before listing. Begin with items that affect safety, movement and how easily a buyer can understand each room. Clear pathways, reduce overloaded surfaces and decide where items needed for everyday life will stay.
Then create simple categories: moving with you, going to family, donating, selling, recycling and undecided. Keep the undecided group contained so it does not become another room-sized project. Adult children can help with one category or area at a time without taking over every decision.
Secure valuables, medications, mail and private documents before photography or showings. If the clean-out feels too large, read what can stay before a Central PA home is listed and build the plan around what is genuinely necessary.
Days 45–70: Organize the home's information
While preparation is underway, gather available information about major systems, repairs and updates. Look for warranties, invoices, manuals and association contacts. Write down approximate dates when records are missing, but label them as estimates rather than presenting a guess as fact.
My seller paperwork checklist explains how to organize confirmed information, available records and unanswered questions. You do not need to find every receipt before moving forward.
Days 60–80: Finalize the listing strategy
Review the recommended price range, likely buyers, marketing approach and showing plan with your agent. Ask how the suggested price was reached and how the home will be presented online. NAR's questions for a seller's agent includes pricing, marketing and preparation among the topics sellers should discuss.
Decide how much notice you need for showings, how pets will be handled and who should receive updates. If you still live in the home, the schedule needs to be workable, not perfect. Review what will be included in the sale and flag any fixture or item you hope to take with you.
Days 75–90: Prepare for photographs and launch
Complete the agreed preparation, then walk through the home as a buyer would see it. Can someone understand each room's purpose? Are the home's useful features visible? Are counters and pathways reasonably clear? The goal is not to erase your life; it is to help buyers see the home.
Confirm the launch date only after reviewing what remains and how it connects to your move. If another home or community is involved, verify the latest timing directly rather than relying on an earlier estimate. A short delay may be sensible if it prevents a much harder transition later.
What if you are not ready in 90 days?
Then adjust the plan. A useful consultation should help you understand the next step, not pressure you into a date. You may decide to list sooner with fewer cosmetic changes, take more time to sort belongings or wait until your next-home plans are clearer.
