The cabinets are in at your new ranch home, and the builder expects to finish this winter. Is this the week to put your current house on the market? I would start preparing the listing now. I would choose the date it goes public after we know what the builder can confirm, when you need the money from your sale and where you could live if the dates move apart.
Those answers can lead two Central PA homeowners to different decisions, even if their new homes are at the same stage of construction. Here is how I would work through yours.
Ask what has to happen before you get the keys
When someone says “finished,” ask which event they mean. Is that the estimated end of construction, your walkthrough, settlement or the day you can move furniture in? The National Association of Home Builders describes the walkthrough as a chance to inspect the home before settlement and identify items that need attention. Ask how your builder schedules that visit, documents open items and confirms possession. NAHB’s home buyer’s dictionary.
I would ask the builder for three pieces of information in writing. What still has to happen before they can schedule settlement? Who will tell you when that changes? When is the next update? Put that update on your calendar as the day to review your listing decision. For a broader look at builder questions, see my Central PA new construction guide.
Find out when you need the sale proceeds
If you plan to use money from your current house for the new purchase, ask your lender and settlement professional when those funds must be available. Ask the builder which milestones your purchase agreement ties to selling the house. Bring the actual agreement to the conversation.
One distinction matters here. A home-sale contingency can give a buyer time to sell a current home. A home-close contingency addresses completing a sale already under contract. Ask your agent to show you which condition, if any, appears in your agreement, which dates apply and what questions to take to your attorney. National Association of REALTORS® guide to contract contingencies.
If you have a builder update and are trying to decide when to list, bring it to a free home evaluation and listing consultation. We can discuss your home's potential value, which rooms need attention first and what can wait until the next construction update.
Choose a listing date you could live with in either direction
If your current home sells first, imagine a buyer offers terms you like but needs the keys before the new house is ready. Would you be comfortable moving twice? Check the availability of temporary housing, storage and movers before treating that as a workable option. If staying briefly after settlement would help, ask your agent whether an arrangement could be negotiated. Count on it only when the relevant parties have agreed to the terms.
If the new home is ready first, ask whether you can complete the purchase while your current home is still on the market. Confirm the financing with your lender and review the cost of maintaining both properties. If you need the proceeds or prefer to avoid an overlap, that belongs in the listing decision now.
Consider a seller who wants one move, has a large dining table to transport and has nowhere to store it. An early offer with a quick handoff might create an expensive second move. For a seller who already has a confirmed place to stay and wants to finish the sale first, the same offer might fit beautifully. Knowing which household you resemble helps us choose what to ask for when offers arrive.
Get the listing ready while you wait for better information
We can review comparable sales, identify a likely price range and walk through the property to decide which preparation tasks will matter for photographs. You can gather paperwork and get moving estimates while keeping the rooms you use every day comfortable. The goal is to be able to act once the timing makes sense, without having to clear the house in a hurry.
Keep one page with four entries: the builder's next update, the earliest date you could leave your current home, the date you need proceeds and your backup if the homes are ready in the opposite order. Label each entry as confirmed, estimated or still open. The next-move worksheet in my free five-page Central PA Home Selling & Next Move Starter Guide gives you a place to start. Enter your first name and email. Phone and follow-up consent are optional, and the PDF opens on the website after a confirmed request.
Let's put both moves on the same calendar
At a free home evaluation and listing consultation, we can talk through potential home value, preparation priorities and the next step for your sale. My personalized Home Sale & Next Move Plan begins with a free conversation, possibly a home visit, followed by a short emailed outline. You can start with the house as it is today, with no obligation to list. Learn more about selling your Central PA home with me.
