If you are starting to explore Life Plan communities in Mechanicsburg, Carlisle or elsewhere in Central Pennsylvania, it can be difficult to know where to begin. There are many options, and the names of the living and care services can sound similar even when the arrangements are different.
I put this regional guide together to give you a practical starting point. It focuses on Cumberland County and the surrounding South Central Pennsylvania region, including Harrisburg, Lebanon, York, Adams, Franklin and Lancaster counties, with additional options farther north.
You do not have to explore these communities alone. I can help you identify communities to consider, arrange visits and go with you to tour them. You do not need to have your house ready to sell, or even be certain you want to move, to begin the conversation.
What is a Life Plan community?
A Life Plan community, also called a continuing care retirement community or CCRC, combines retirement living with access to additional care as needs change. Many offer independent living, personal care or assisted living, and nursing care. Some also have specialized memory support and rehabilitation services.
The care may be on the same campus or available through an affiliated community. The contract determines access, fees and other conditions. A Life Plan designation does not, by itself, mean that all future care is included in the monthly fee.
Understanding the levels of living and care
- Independent or residential living: A maintenance-free home, cottage or apartment for people who manage their daily routines independently.
- Personal care: Support with daily activities such as bathing, dressing and medication assistance.
- Assisted living: A supportive living option that may offer additional services. Pennsylvania licenses personal care homes and assisted living residences separately, so ask which license and services apply.
- Memory care or memory support: Specialized support for people with Alzheimer’s disease or other forms of dementia. Programs, staffing and the setting vary.
- Skilled nursing: Nursing and clinical care for people with greater medical or support needs.
- Rehabilitation: Therapy and recovery services following an illness, injury, surgery or hospital stay; these may be offered as short-term stays or outpatient services.
The lists below summarize advertised options checked in October 2026. They are a broad regional guide, rather than a state licensing directory or a ranking. Confirm current services, admission requirements, availability and contract terms when arranging a visit.

Other local options and a community in development
These are also worth knowing about, although they do not all follow the independent-living-to-nursing-care model described above:
- Thornwald Home, Carlisle: Personal care, skilled nursing and rehabilitation in the Walnut Bottom Road area. It is a sister community to Sarah A. Todd Memorial Home.
- Homeland Center, Harrisburg: A continuing care community in uptown Harrisburg focused on personal care, memory care, skilled nursing and short-term rehabilitation. Its advertised campus options do not include independent retirement living.
- Ecumenical Retirement Community, Harrisburg: An all-rental option offering independent living and personal care. Ask how changing care needs are accommodated and what would require a move elsewhere.
- Fernecrest by Messiah Lifeways, New Cumberland area: A community under development with independent cottages and apartments planned, and access to the continuum of care at Messiah Village. As of the published 2026 construction updates, some cottage move-ins are anticipated by the end of 2026 and apartment completion in fall 2027. Ask about current construction progress, tour opportunities and the care-access agreement.
A visit can tell you more than a brochure
Once you have a few communities in mind, I suggest setting up visits. Seeing the residences, walking the grounds, meeting people and experiencing the atmosphere can help you decide what feels comfortable to you. A larger campus may appeal to one person, while another may prefer a smaller neighborhood.
If possible, visit more than one community and ask to see the care areas as well as independent living. You are considering both the life you want today and how support might work in the future.
Questions to bring on your tour
- Which levels of care are on this campus, and which require moving to another location?
- What priority or contractual access do residents have to care, and what happens if a needed room is unavailable?
- Is there an entrance fee? What is refundable, when is it refunded, and what conditions apply?
- What does the monthly fee cover, and what costs extra?
- How do fees change if I need personal care, memory support or nursing care?
- Are there health or financial qualifications for admission?
- Can spouses with different care needs remain close to each other?
- What are the current waitlists, deposit requirements and estimated move-in timelines?
- How do dining, transportation, pets, parking and everyday activities fit my routine?
- Can I speak with residents and visit again before deciding?
How I can help you explore your next step
My work with older adults and families includes more than preparing a home for sale. I help people think through their next-home options and how a possible move would fit with their home, belongings and timing.
If Life Plan living interests you, I can help narrow the list, coordinate visits and accompany you on tours. I can also help you organize your questions and compare what you learn afterward. The community’s team will explain its care services, eligibility and contracts; I can help you connect those details with your housing and moving plans.
You may decide to move soon, begin planning for a few years from now or stay in your current home. Exploring your options is a useful step in any of those situations.
Let’s explore the possibilities together.
